Repair of Step Flashing
Jointing between houses and garage roofs and base of chimneys is known as step flashing. This flashing is made entirely from lead and is watertight. However, flashing become old and perishes and will need to be completely replaced otherwise water will leak through the brickwork and mortar into the building. On average, flashing will lose its durability after 25 years.
Repair of flashing involves the roofer pulling the old lead out and cleaning the mortar where the lead was inserted. This is known as ‘re-raking’. The area is then cleaned in preparation for a new lead flashing installation. On average this sort of work can take a few hours, although it depends on the size of external damaged flashing.
Broken / Missing Roof Tiles
Tiles can easily become dislodged or broken through age and weather. How often after a major storm do homeowners discover an old tile has broken away from the roof or even crashed to the ground. This sort of problem has to be dealt with very quickly as leakage can happen or other tiles may loosen.
A roofer will identify the type of tile needed, source a replacement and attach a new tile. He will refix loose tiles to the roof battens and he will make sure the roof is in a good condition and leak free after repair.
